Our Mission

 We specialise in providing homebuyers with the confidence they need to make informed decisions, offering surveys that are not only technically robust but communicated with exceptional care and transparency.

Every survey is carried out with uncompromising attention to detail, supported by clear explanations, high‑quality photography, and a commitment to proactive communication from first enquiry to final report.

Your home is likely to be one of the most expensive purchases you make, we therefore help you understand as much as you can about the property before you buy it, live in it and perhaps sell it.


During an RICS Home Survey, a Chartered Surveyor undertakes an in-depth inspection of the property and completes a written report, in accordance with the RICS Home Survey Standard. 


Your initial call with a Chartered Surveyor will discuss the level of Home Survey we recommend for the property. The appropriate level of survey will in most cases depend on the age, size, condition, complexity and construction type of the property. A Home Survey is usually completed before you make a legal commitment to purchase. We are also now seeing being completed prior to an offer being made, to support your initial offer and to understand better the property you intend to instruct legal services on.


RICS Level 1 Home Survey: 

  Level 1 Home Survey describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It will describe defects in the property but will generally not provide advice on how to manage those defects. Ideal for a newer and conventional house, flat or bungalow built from common building materials and in good condition. 


RICS Level 2 Home Survey:

 Most suitable for conventional properties in reasonable condition and of a standard layout (ie without multiple alterations or extensions). The report gives you more detailed information about the property and describes future repairs or maintenance that may be required. 


RICS Level 3 Home Survey:

This provides you with an extensive, in-depth analysis of the property’s condition and advises on defects, repairs and maintenance. Suitable for large, older or run-down properties, a building that is unusual or altered, or if you’re planning major works. 

About Me

I’m Harriet Edwards, a Chartered Building Surveyor (MRICS) with over 15 years’ experience and a passion for making the home‑buying process clearer, calmer and far better supported than many people expect. I founded Cotswold Home Surveys to bring a fresh, modern approach to a profession that can often feel outdated and impersonal.


My career began in Paris, where I spent several exciting years supporting senior surveyors on pre‑acquisition surveys across both commercial and residential properties in Paris and around France. It was an incredible experience — fast‑paced, varied and very interesting. When I returned home to the Cotswolds, I completed my chartership and continued to build my knowledge.


Becoming a mum to my two boys changed my perspective on work. Instead of climbing the corporate ladder, I wanted to build something of my own — a business that reflects my values, my standards and the level of service I believe homebuyers deserve. The final push came when I commissioned a Level 3 survey on a property I hoped to buy. After chasing repeatedly, the report finally arrived in my inbox at 2am with no follow‑up call. That experience lit a fire in me. I knew I could do better — not just technically, but in the way clients are treated.


Cotswold Home Surveys was created to raise the bar.

I’m approachable, easy‑going and straight‑talking. I explain things clearly, without jargon, and I make sure my clients feel informed rather than overwhelmed. Buying a home is one of the biggest decisions you’ll ever make, and you deserve a surveyor who is available, responsive and fully invested in helping you better understand your property.


To maintain the highest standards, I only ever work on one report at a time. This allows me to give each client my full attention — no rushing, no juggling, no compromises.


I live in the village of Hillesley on the western edge of the Cotswolds with my husband (a Chartered Construction Manager) and our two young boys. When I’m not surveying or writing reports, I enjoy hilly Cotswold 10km runs or learning to play golf with my six‑year‑old — he’s currently better than I am.
